• Prepare and review cost estimates, including checking quotations and submissions from subcontractors, suppliers, and specialists before submitting to the Client for approval in a timely manner.

• Monitor project budgets, prepare financial forecasts, and ensure proper cost and expenditure control for contractors’ works.

• Handle the preparation of monthly progress claims and final accounts for contracts, ensuring all submissions to the Client are accurate, complete, and supported with the necessary documentation.

• Assess claims for Work Orders and conduct site measurements whenever required.

• Consolidate payment claims, interim payment certificates, Work Orders, and invoices, and ensure prompt submission to the Client for processing.

• Assist in reviewing specifications, assessing tender proposals, recommending suitable submissions, and preparing contract documentation when required by the Client.

• Review and confirm that all “star rate items” prior to commencement of works are fair, reasonable, and aligned with prevailing market rates for Client approval.

• Gather, analyse, and maintain records of star rates and quotation rates to support future procurement exercises and cost benchmarking.

If you are someone with the following, lets chat!

• Minimum Diploma in Quantity Surveying, Commercial Management or a related Construction subject

• Minimum 3 years of experience in a similar role

• Candidates that are a registered member with SISV will have an added advantage.

• Possesses good understanding of local market rates and pricing trends, particularly for fit-out projects.

• Strong numerical and analytical abilities, with proficient knowledge of MS Excel, MS Word, and relevant commercial software applications.

• Effective communication skills, both written and verbal.

• Demonstrates strong problem-solving capabilities with confidence in identifying practical solutions.

• A good team player with strong interpersonal and relationship management skills.

• Carry out technical tasks as an initial response to building issues.

• Perform routine maintenance on building systems

• Perform minor repairs, change lighting, address power outages, and assist with moving and setting up spaces.

• Provide facilities management services for assigned buildings, including preventive maintenance, pest control, landscaping, and security management through appointed contractors and subcontractors.

• Provide supervision and ensure that all repair and routine maintenance works undertaken by the contractors are carried out properly and completed satisfactorily in accordance with the terms and conditions of the contract
• Schedule and ensure breakdown, preventive and corrective maintenance activities are carried out effectively
• Perform regular inspections and handle enforcement work at the common property areas and to ensure that such common property is in satisfactory and serviceable condition and properly maintained according to the standards required by the relevant authorities and to recommend any works which are necessary
• Manage and attend to residents/tenants’ feedback as well arrears cases
• To co-ordinate all consultancy works on maintenance matters performed by professional consultants and apply and obtain all anecessary licenses and certificates from the relevant authorities where necessary
• Responsible of investigate, check and analyze reported breakdowns and faults to determine their cause for the prevention of future occurrences
• Any other ad-hoc duties assigned by the Manager

• Diploma qualified, preferably in Building/Mechanical/Electrical Engineering/Facilities Management.
• Minimum of 3 years of experience in Facilities Management.
• Good communication and interpersonal skills.
• With tenant management skill is plus point.
